Instead of going up this client decided to use the ground floor with additional vaulted ceiling is to increase to light to living as they then finish the once unlivable basement to create second living area extra bedroom and full bathroom and laundry this level then opened up to alfresco dining and finished rear garden

Basement re-finish with addition and above to create second story to extend living space for family home.
Challenge
The biggest challenge of this project was the groundwater coming towards the front of the structure. We essentially built an underground dam to divert water away from the structure and down through side passage out to stormwater outlet below. We also had to pour a waterproof concrete hob to inside of basement wall to eliminate any water entering through this wall
This is the only way the basement could be used as liveable space with amazing finishes.
Approach
The design intent was well presented by architect Angus Mackenzie, we then worked closely with the clients to achieve the outcome they were after and deal with obstacles along the way.
