Creating openness and light in Clovelly

Working from plans drawn up by a highly respected architect, this build created a transformation that needed to be seen to be believed. From a dark, tight mid-century brick semi to bold, light-filled beachside family home.

Challenge

When the Lipman family purchased the cramped 3 bedroom semi on Beach St, they knew that major alterations would need to take place to turn it into a liveable home.

Being a semi, certain elements of the existing structure needed to be retained, and the positioning of some utilities taken into account to accomodate the client's budget.

Additionally, the original design of the house by renown architect Anna Antoniades brought with it budgetary concerns, which meant realising the vision on the plans needed careful consideration.

Although this was a relatively large block of land, Clovelly itself is a location with strict council requirements, which needed to be carefully navigated. 

Approach

Fortunately we were able to assist with keeping the budget under tight control by being involved with the project from a very early stage.

By managing everything from the construction options and materials, through to assisting with council approval, we were able to realise the incredible vision laid out by the architect while also ensuring the project proceeded smoothly and on budget.

Our client said....

We purchased a three bedroom one bathroom semi on Beach Street in Clovelly with the intention of doing major alterations and additions immediately to suit our family needs. 

We engaged the team at Baker Developments very early on in the project. Although the design was done by an architect (Ant Residential), it was very advantageous to have the team at Baker developments involved to be discussing budgets, cost controls and different options from the very beginning. This allowed us to submit a set of plans to council that we knew would suit our budget and once approvals were gained we were ready to commence work.

Baker Developments then assumed the construction work on site with their team of carpenters and trusted subcontractors. We were continually updated with the progress of the job and how we were tracking against the budget and could see the high level of the project management involved. 

The development resulted in a 4 bedroom 4 bathroom residence, with high end finishes. There was a lot of collaboration with the builder throughout the project, and at the conclusion of the project, we were very proud to have created the very finest semi in Clovelly. I would recommend Baker Developments.
